Trenchless Pipe Repair — Vancouver & Portland

How Trenchless Pipe Repair Saves Your Yard, Driveway, and Budget

Traditional sewer and pipe repair meant one thing: a trench. A deep, destructive gash across your yard, under your driveway, through your garden, and sometimes even across your neighbor’s property. The trench destroyed landscaping, cracked concrete, severed tree roots, and left behind a restoration bill that could rival the cost of the pipe repair itself. For many homeowners, the prospect of tearing up a recently paved driveway or a carefully maintained garden was as daunting as the sewer problem that triggered the repair.

Trenchless pipe repair eliminates this destruction. Using pipe lining or pipe bursting technology, we repair or replace damaged underground pipes through small access points at each end of the damaged section, leaving everything between those points completely undisturbed. Your driveway stays intact. Your landscaping is preserved. Your neighbor’s yard is untouched. The project is completed in one to two days instead of a week, and the new pipe inside your old pipe — or the new HDPE pipe that replaced it — will last 50 years or more.

Pipe Lining vs. Pipe Bursting — Which Trenchless Method Is Right?

Sarkinen Plumbing offers both major trenchless repair methods because different pipe conditions call for different solutions. Pipe lining (CIPP) creates a new pipe inside the existing damaged pipe using an epoxy-resin-saturated liner that is inserted, inflated, and cured in place. The result is a smooth, seamless interior surface that seals cracks, blocks root entry points, and resists corrosion. Lining is ideal when the existing pipe is still structurally intact but has cracks, root intrusion at joints, or internal corrosion.

Pipe bursting is the trenchless method for pipes that are too far gone for lining — collapsed sections, severely bellied pipes, or Orangeburg that has lost all structural integrity. A bursting head is pulled through the old pipe, fracturing it outward into the surrounding soil while simultaneously pulling a new HDPE pipe into position behind it. The old pipe is destroyed and replaced in a single operation. Both methods are code-compliant, produce results equal to or better than traditional excavation, and spare your property from the destruction of open trenching.

Trenchless Pipe Repair in the Portland-Vancouver Metro

The Portland-Vancouver metro area is particularly well suited for trenchless pipe repair. Many homes sit on standard residential lots where the sewer line runs from the house to the street through a front yard that may include a driveway, sidewalk, mature landscaping, and established trees. Trenching through all of these features is expensive and disruptive. The region’s wet climate also complicates traditional excavation — open trenches in the Pacific Northwest’s rain-saturated soil can become muddy pits that take days to properly backfill and compact.

Trenchless methods avoid these complications entirely. Our trenchless crews have completed projects throughout the metro area, working in the tight urban lots of Portland’s inner neighborhoods, the suburban properties of East Vancouver and Salmon Creek, and the rural acreage of Battle Ground and Ridgefield. We have repaired pipes under concrete driveways, brick walkways, established gardens, and even active parking lots — all without disturbing the surface above.

Our Trenchless Pipe Repair Services

Trenchless Pipe Lining (CIPP) for Cracked Sewer Lines

Cured-in-place pipe lining is the preferred trenchless solution for sewer lines with cracks, joint separations, root intrusion points, and moderate corrosion that have not compromised the pipe’s structural integrity. The process begins with thorough cleaning — hydro-jetting removes roots, scale, and debris so the liner bonds properly to the pipe wall. A flexible fabric liner saturated with two-part epoxy resin is then inserted through an access point and positioned to cover the damaged section.

Once in position, the liner is inflated with air pressure to press firmly against the pipe walls. The resin cures using heat, steam, or UV light, hardening into a rigid, seamless pipe within the pipe. The final product is a smooth interior surface with no joints — eliminating the very entry points that tree roots exploited to invade the original pipe. A post-lining camera inspection verifies the cure quality and confirms that all lateral connections remain open and flowing. CIPP liners have an expected lifespan of 50 years or more.

Pipe Bursting for Collapsed and Failed Sewer Lines

When a sewer line has collapsed, severely bellied, or is made of Orangeburg that has lost its structural integrity, pipe lining is not an option — there is no functional pipe left to line. Pipe bursting solves this by destroying the old pipe entirely while pulling a new one into its place in a single operation. Two small access pits are excavated at each end of the damaged section. A specially designed bursting head, slightly larger in diameter than the new pipe, is pulled through the old pipe by a hydraulic winch.

As the bursting head moves through the old pipe, its cone-shaped body fractures the pipe outward into the surrounding soil. A new HDPE pipe attached behind the head is pulled into position simultaneously. The result is a brand-new pipe following the exact path of the old one, installed without a trench. HDPE pipe is flexible, resistant to root intrusion, immune to corrosion, and has an expected lifespan of 50 to 100 years. Pipe bursting is typically completed in one to two days, including access pit excavation, the burst operation, new pipe connections, and site restoration.

Trenchless Repair Under Driveways and Sidewalks

One of the most compelling applications for trenchless pipe repair is when the damaged section of pipe runs directly under a driveway, sidewalk, patio, or other hardscape. Cutting through and replacing concrete costs thousands of dollars and takes days to complete. The restored concrete never quite matches the original, and the filled trench may settle over time, creating an uneven surface. Trenchless repair avoids all of this by working from inside the pipe rather than digging down to it from above.

We create small access pits on either side of the hardscape — one in the yard near the house and one near the street or sewer connection. The lining or bursting operation is performed through these access pits, passing underneath the driveway or sidewalk without touching it. For homeowners who have recently invested in a new driveway, patio, or walkway, trenchless repair preserves that investment completely. The savings in concrete removal and replacement alone often make trenchless the more economical choice, even when the pipe and labor costs are comparable to traditional methods.

Trenchless vs. Traditional Excavation — Cost Comparison

The total cost of a pipe repair includes far more than just the pipe and labor. Traditional excavation requires trenching equipment, backfill material, compaction, and surface restoration. If the trench crosses a driveway, the concrete must be sawcut, removed, and replaced. If it crosses landscaping, plants, sod, sprinkler systems, and hardscape features must be restored. These restoration costs can add 30 to 50 percent to the total project cost and are often the most unpredictable line items on the estimate.

Trenchless repair eliminates virtually all restoration costs. The pipe and labor costs for trenchless methods may be comparable to or slightly higher than traditional excavation, but the total project cost is frequently lower because there is no driveway to replace, no landscaping to restore, and no surface features to reconstruct. The project timeline is also shorter — one to two days for trenchless versus three to five days for traditional excavation including restoration. We provide detailed estimates for both approaches when applicable so you can compare the total cost of each option.

When Traditional Excavation Is the Better Choice

While trenchless methods are ideal for many pipe repair scenarios, there are situations where traditional excavation is the better or only option. Severely misaligned pipes that have shifted significantly out of their original position may not accommodate a bursting head or liner. Pipes that need to be rerouted to a different path require excavation to establish the new route. Extremely shallow pipes (less than two feet deep) may not have enough soil cover for pipe bursting to work effectively.

Sarkinen Plumbing evaluates every project on its merits and recommends the method that delivers the best outcome for your specific situation. We never push trenchless as a one-size-fits-all solution when excavation would produce a better result. When we do recommend excavation, our crews work efficiently to minimize the time your yard is open, and we handle backfill, compaction, and basic surface restoration as part of the project. The goal is always the same regardless of method — a permanent repair that solves the problem and lasts for decades.

Trenchless Pipe Repair Questions & Answers

What is trenchless pipe repair?

Trenchless pipe repair is a method of repairing or replacing underground pipes without digging a traditional open trench along the entire length of the pipe. Instead, we use small access points at each end of the damaged section and repair or replace the pipe from the inside. The two most common trenchless methods are pipe lining (CIPP), which creates a new pipe inside the old one, and pipe bursting, which breaks the old pipe apart while pulling a new pipe into its place.

Is trenchless repair as good as traditional replacement?

Yes. Trenchless pipe lining and pipe bursting produce results that are equal to or better than traditional excavation and replacement. CIPP liners create a seamless, joint-free pipe inside the existing pipe that is resistant to root intrusion and corrosion. Pipe bursting replaces the old pipe with a new HDPE pipe that has a lifespan of 50 to 100 years. Both methods are accepted by building codes and meet the same performance standards as traditionally installed pipe.

How much does trenchless pipe repair cost compared to traditional methods?

The pipe and labor costs for trenchless repair are sometimes higher than traditional excavation, but the total project cost is often lower because trenchless methods eliminate or dramatically reduce excavation, backfill, compaction, and surface restoration costs. You do not need to replace driveways, sidewalks, landscaping, or other surface features that would be destroyed by a traditional trench. The savings in restoration alone often make trenchless the more economical choice.

Can all pipes be repaired with trenchless methods?

Most pipes can be repaired with trenchless methods, but not all. Trenchless lining requires the existing pipe to be structurally intact enough to support the liner. Severely collapsed pipes, pipes with extreme offsets, or pipes that have lost their round shape may not be candidates for lining. Pipe bursting can handle collapsed and deteriorated pipes but requires the new pipe to follow the same path as the old one. We always perform a camera inspection first to determine which method is appropriate for your specific situation.

How long does trenchless pipe repair take?

Most trenchless pipe repairs are completed in one to two days. Pipe lining typically takes one day for the preparation, insertion, and curing of the liner. Pipe bursting usually takes one to two days depending on the length of the run and the depth of the pipe. Traditional excavation and replacement of the same pipe would typically take two to five days including surface restoration.

Will trenchless repair work under my driveway?

Yes, and this is one of the primary advantages of trenchless methods. Pipes that run under driveways, sidewalks, patios, and other hardscape can be repaired or replaced without cutting through the surface. We create small access pits on either side of the hardscape and perform the repair underneath it. This saves thousands of dollars in concrete replacement costs.
